SOLD SEPTEMBER 2016 - REPRESENTED BUYER
This was a tricky sale. There is litigation with the HOA going after the contractor on a balcony issue. First it was arbitration which could be lended on, but right after we listed it went to a full lawsuit. Lenders will rarely lend when they hear that word no matter how small the issue. We had to pivot to cash only. It was great value for the buyer for a unit where the issue will be resolved. He'll just ride it out until it is cleared. My client will also get value back after that fact as well.
Other units are just sitting there as we sold. We implemented our strategy, pivoted, and got it done.
Happy to get this sold for a long time client just before he went on vacation. Now he can relax just a bit more!
