For my clients, this Palisades lot was supposed to be the canvas for their dream home. They spent five years here, and for three of those years, they fought tooth and nail to secure plans. As 2024 wound down, the fires came. The devastation not only shook the community but also flooded the market with hundreds of homes and lots. It wasn’t just a matter of listing anymore—it was about strategy, patience, and standing out when everyone else was rushing in.

But I knew throwing it into the multitude of listings would drown its magic. I told my clients, “This lot needs to breathe. It needs to wait for the right eyes to see it.” And so we waited. Quietly. Strategically.
That patience paid off. We sold it off-market for $5 million—a number that honored both the unique value of the property and the emotional journey behind it.
